Receiving PCS orders to Hampton Roads can be exciting, but choosing a home from another city can feel overwhelming. Hampton Roads is not one single housing market—it includes several cities, multiple military installations, bridges, tunnels and very different commuting patterns. A little planning before you begin touring homes can make the process much easier.
1. Start with your duty location—not just a city name
Naval Station Norfolk, Norfolk Naval Shipyard, NAS Oceana, Joint Base Langley-Eustis, Little Creek–Fort Story and the Coast Guard facilities can produce very different daily commutes. Before choosing an area, look at the actual route, bridge or tunnel crossings and your expected reporting hours. Mileage alone does not tell the whole story in Hampton Roads.
2. Decide whether you are buying for this tour or for the future
Some military buyers expect to sell at the next PCS, while others hope to keep the property as a rental. That decision can affect the location, price range, layout and property condition that make sense for you. I help buyers consider both today’s needs and the home’s potential resale or rental appeal.
3. Get fully prepared before requesting virtual tours
A strong preapproval from a lender experienced with VA financing helps you understand your complete monthly payment and makes your offer more competitive. Ask about the interest rate, lender fees, taxes, insurance, possible flood-insurance requirements and cash needed at closing—not just the maximum loan amount.
4. Use video tours to inspect—not merely admire—the home

Buyers should make inspection and repair decisions with the advice of qualified professionals.
6. Plan for your arrival and closing dates
PCS schedules can change. We can discuss possession, closing timing, temporary lodging, remote signing and backup plans early in the process. Addressing those details before writing an offer can prevent unnecessary last-minute pressure.
7. Choose guidance based on your priorities
