How to narrow a PCS home search

  1. Confirm the actual duty address and gate. Some commands are at annexes away from the main base.
  2. Set a realistic monthly budget. Include loan payment, taxes, insurance, HOA dues and maintenance; ask your lender about VA loan eligibility and costs.
  3. Choose property priorities. Detached home, townhouse, condo, one-story layout, parking, lot size or room count will change the search.
  4. Check each property. Review flood maps, insurance quotes, aircraft-noise information, HOA documents, condition and the route at your report time.
